Common Flat Roof Repairs


Poor Water Drainage System. If your flat roof looks anything like these, then you need to act soon to prevent costly water damage and repairs that soon follow poor water drainage conditions like these.
While this kind of weathering is common for older roofs that have experienced years of exposure to sun and the elements, it is very dangerous to your roof nonetheless. Establishing and maintaining an effective topography of your flat roof (peaks and valleys), the flashing, and drainage/gutter system is critical to effectively move water quickly and efficiently off the roof, so that it doesn’t collect and seep through the surface to the wood sheething below, and eventually the interior of your home. When your smooth roof surface is compromised (e.g., cracked, separated), water can collect in these areas and eventually weaken the plywood sheething and/or framing that supports the roof, leaving your roof in danger of collapsing under the weight of excessive water, snow and/or ice.

Clogged Drains. Clogged drains can obstruct efficient water flow, causing water collection and subsequent wood rot. Standing water can lead to roof damage, interior repairs, and even mold growth in the affected drywall and wood.

Damaged/Cracked Flashing. Pipe collars and other protrusions that interrupt the roof’s smooth, flat surface are areas prone to leaking. When these areas are not properly sealed, they can collect significant amounts of water and eventually cause significant damage. It is important to keep these areas properly sealed, in a manner that coordinates with the roof’s slight slope and drainage system. If it works against the drainage system, then it could worsen water pooling and damage.

Sagging/Weathered Roof. Unfortunately, sometimes much-needed roof repairs go unattended for years, even decades, and water that has collected in certain areas repeatedly over the years can weaken the sheething to the point where it cannot hold the weight of the flat roofing material or any additional weight from excessive water, ice, or snow. The weakening of the wood causes it to bend and warp. These dips in your roof need immediate attention, due to their increased tendency to pool water and further rot the wood below.
Compromised Surface Integrity. Cracked shingles, debris in valleys and gutters, animal holes, and other things can comprise the integrity of a roof’s draining system, causing water to collect and materials to rot. Regular roof and gutter maintenance can keep repairs minor and affordable.
